ADU Construction in Burien for smarter small-space layouts

An ADU project gives a homeowner another usable living space on the property. The main decision is how the layout should balance cooking, sleeping, storage, privacy, and access.

This page focuses on compact kitchen planning because that choice affects nearly every room relationship. A studio layout keeps daily tasks close together, while a separate bedroom creates more privacy but uses more walls and circulation space.

Customers should choose the layout that fits the intended resident and daily routine. Our team coordinates design and construction so the kitchen, bathroom, entry, and living area work as one plan.

  • Choose between a studio layout and a separate bedroom.
  • Place the kitchen where it supports safe movement and useful storage.
  • Plan a private entry that connects clearly to the living space.
  • Match finishes and room placement to the property’s existing style.
  • Set the project scope before construction and finishing work begin.

Service Overview

ADU construction is a home building service that creates a separate living space with planned rooms, finishes, and utility needs.

  • An ADU differs from a room update because the layout must support an independent living arrangement, not just improve one existing room.
  • We provide ADU construction for homeowners in Burien and nearby communities throughout the Snoqualmie Valley.

What a well-planned ADU layout changes

A balanced floor plan gives cooking, sleeping, and living areas their own clear purpose.

Good kitchen placement reduces wasted walking space and keeps daily tasks easier to manage.

A separate bedroom can give residents more privacy when the available area supports it.

A studio plan can preserve more open living space when one connected room fits the buyer’s needs.

Thoughtful entry planning helps residents move into the ADU without crossing through private areas.

Careful finish coordination helps the new space feel connected to the property.

Process

How we plan and build an ADU

1

Discuss the intended daily use

We learn who will use the ADU and how cooking, sleeping, storage, bathing, and entry should work together.

2

Compare the room layouts

We compare a studio layout with a separate bedroom and explain how each choice changes privacy, circulation, and usable living space.

3

Coordinate the design details

We align the kitchen position, private entry, room divisions, finish choices, and property style in the working plan.

4

Set the construction scope

We explain the planned work and the decisions that must be settled before construction and finishing details begin.

5

Complete construction and finishes

We carry the approved plan through construction, interior updates, and finishing work for the completed ADU space.

How we approach the ADU layout decision

Match the plan to daily use

Customers get a layout based on how residents will cook, sleep, store belongings, and enter the space. This service is the wrong fit when the goal is only to refresh one existing room.

Coordinate design before construction

Design-build planning brings room placement, kitchen position, finish choices, and construction details into one working plan. That gives customers a clearer basis for deciding what belongs in the project.

Keep privacy in the plan

A studio layout and a separate bedroom create different privacy patterns. We explain that tradeoff before construction so the selected plan fits the intended resident.

This table compares the main layout decisions for a smaller ADU.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Leaving a long overdue review. Linda helped us remodel our bathroom and kitchen last year. We also did some flooring improvements, and some electrical and plumbing work along the way. The pricing was very reasonable, and we appreciated that Linda was always conscious of our budget, when we made adjustments to our plan. The work was delivered very quickly on promised timelines. She had some really good suggestions around the choice of flooring, which we are thankful for (especially looking back after a year). Also appreciate her sense of style.. it helped us make the right choices for countertops, tiles and fixtures. It all looks great, our guests often comment on how beautiful our kitchen looks. Thank you!

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions homeowners ask about ADU layouts

What compact kitchen layout works best for an ADU?

A compact kitchen works best when its position supports the ADU’s main movement path. HomeRemodelNorthbend.com compares the kitchen with the entry, bathroom, storage, and sleeping area before choosing a layout. A studio plan often keeps these functions connected, while a separate bedroom changes the wall and door plan. The intended resident and daily routine guide the final choice.

How does a studio layout differ from a separate bedroom?

A studio layout combines sleeping and living functions in one open room, while a separate bedroom adds privacy with a dividing wall and door. We review both options against the available space and planned use. Customers should also consider storage and circulation because each added wall changes how people move through the ADU. Our design-build planning addresses those tradeoffs before construction.

Which part of the property decides the ADU scope?

The available building area and its connection to the planned entry help define the ADU scope. We review the intended room arrangement, kitchen position, bathroom location, and access needs together. Customers should bring any available property plans or measurements to the first discussion. Those details help us form a clearer assessment and explain which work belongs in the quote.

When should I choose a private entry for an ADU?

A private entry fits an ADU when residents need a clear arrival point separate from the main home. We place the entry in relation to the kitchen, living area, and sleeping space so it does not disrupt daily use. Burien homeowners planning family or separate household space should raise entry needs during the first layout discussion, before construction details are set.

Why does an ADU quote change after the layout is selected?

The selected layout changes the construction scope because walls, doors, kitchen placement, storage, and finish work all depend on room arrangement. We review those choices before preparing the quote and explain the work included. Customers get a more useful estimate when they have decided how the ADU should function, not just how they want it to look.

Who provides design-build planning for this ADU work?

HomeRemodelNorthbend.com provides design-build planning and construction for ADU projects. We coordinate the layout, kitchen placement, private entry, finish choices, and construction details as one project. Customers can discuss a studio layout or separate bedroom during the first assessment. Our experienced general contracting team then guides the work through construction and finishing details.
