ADU Construction in Bellevue for Planned Living Space

ADU construction gives homeowners a way to add living space with a separate layout and purpose. The work may suit family use, guest space, or another household need, depending on the property and planned design.

The key decision is whether the property can support the proposed ADU without forcing major changes to the home or site. Utility connections, drainage paths, foundation needs, and access all shape that answer. We review these parts during planning and explain how they affect the scope.

This page focuses on construction challenges before work begins. That makes it different from a general remodeling page, which may focus on kitchens, bathrooms, or interior updates. Our team coordinates design and construction so the plan stays connected to the actual property.

  • Confirm the intended use and size of the new living space.
  • Review utility connections before finalizing the layout.
  • Plan site drainage around the proposed foundation.
  • Match foundation design to the planned structure and property conditions.
  • Set out construction and finishing work in a clear scope.

Service Overview

ADU construction is a home building service that creates a separate living space on an existing residential property.

  • It differs from a room remodel because the work may involve a new structure, utility planning, foundation work, and full interior finishes.
  • We provide ADU construction for homeowners in Bellevue and nearby Snoqualmie Valley communities.

How We Approach ADU Construction Decisions

Plan the structure around the property

The proposed ADU must fit the available site, intended use, utility needs, and foundation plan. We review those links before construction. This service is the wrong fit when the goal is only to update one room inside the existing home.

Connect design and construction

Custom design-build planning keeps the layout, materials, construction steps, and finishing details connected. That gives homeowners one practical project path from early planning through the completed interior.

Keep the build grounded in daily use

An ADU needs more than a finished shell. We consider how people will enter, use, and live in the space, then guide choices that support comfort and lasting value.

Process

How We Plan and Build an ADU

1

Define the ADU's intended use

We discuss who will use the space, how it should function, and which rooms the plan needs.

2

Review the property and connections

We check the proposed location, access, utility connections, drainage path, and foundation needs before the construction scope is set.

3

Coordinate the design plan

We connect the layout, materials, construction details, and finish choices into one project plan.

4

Complete construction and finishes

We manage the build and complete the interior details that make the ADU ready for everyday use.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Leaving a long overdue review. Linda helped us remodel our bathroom and kitchen last year. We also did some flooring improvements, and some electrical and plumbing work along the way. The pricing was very reasonable, and we appreciated that Linda was always conscious of our budget, when we made adjustments to our plan. The work was delivered very quickly on promised timelines. She had some really good suggestions around the choice of flooring, which we are thankful for (especially looking back after a year). Also appreciate her sense of style.. it helped us make the right choices for countertops, tiles and fixtures. It all looks great, our guests often comment on how beautiful our kitchen looks. Thank you!

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions Homeowners Ask About ADU Construction

How does the property layout shape an ADU plan?

Property layout determines where the ADU can fit and how people will reach it. The proposed location also affects utilities, drainage, foundation work, and construction access. We compare those needs with the intended use before the layout is finalized. A workable plan must serve the new space without creating avoidable conflicts on the property.

Which site conditions can change the construction plan?

Site conditions that affect the plan include drainage paths, foundation needs, access, and utility connection points. These details influence where the structure can sit and how construction proceeds. We review each condition during planning and explain the choices that follow. The final scope reflects the property, not a generic ADU layout.

When should homeowners discuss utility connections?

Utility connections should be discussed before the ADU layout and construction scope are finalized. Their location and capacity can affect the planned rooms, routes, and work sequence. We include utility needs in early project planning and connect them to the broader build. That approach gives homeowners a clearer view of the work before construction starts.

What should be ready before the first ADU consultation?

The intended use, desired rooms, property information, and any existing plans give the consultation a useful starting point. Homeowners can also note access concerns and known utility locations. We use those details to discuss the layout, foundation, drainage, and finish needs. A complete plan is not required for the first conversation.

How does foundation design affect the quote?

Foundation design affects the quote because it connects the structure to the site's conditions and planned layout. Drainage, access, materials, and the proposed building form can all change the work involved. We review these factors before preparing a quote. The estimate reflects the defined construction scope rather than a standard package.
